Village of Gurnee--East Grand Design Guideline
Overlay
Introduction
This Design Guideline Overlay applies to the
commercial district on East Grand Avenue located between the City of
Waukegan on the east and the intersection of IL Route 41 and Grand
Avenue on the west. The principal purposes of this Design Guideline
Overlay are to improve the inherited conditions of the area and to
provide guidelines for future site, architectural and landscape
plans.
These guidelines are intended to apply to the
entire area of the East Grand Gateway District.
The objectives of these Guidelines are:
- To increase the commercial activity in the
area by creating an attractive and inviting shopping and working
environment.
- To provide a tool for the Village of Gurnee
when reviewing new, redevelopment and renovation plans for
existing properties in this area.
- To capture the character of Gurnee and
introduce it into this commercial area by encouraging a high
standard of architectural and landscape design.
- To attract new business owners to East
Grand Avenue and to retain existing businesses by offering them
flexibility to be creative within these Guidelines.
- To promote safety within the commercial
district by encouraging better visibility for drivers and
pedestrians.
- To create a greater sense of place by
advocating unifying, unique, and aesthetically pleasing
architectural and landscape design.
