Building Safety Division - Permits: Decks and Patios

 

Submit a Building Permit Application

Please submit the following:

1) Building Permit Application (PDF): Complete the application, providing the necessary information and signatures, where appropriate.

2) The criteria sheet (page 3) of Deck - Patio Requirements (PDF, 7 pages): The criteria sheet must be reviewed by the owner and/or agent building the deck, signed where indicated, and returned as part of the Building Permit Submittal.

3) Legal Plats of Survey: Please provide two copies of the plat of survey. Indicate on the plats where the deck or patio will be attached to the house – drawn to scale. Include the setbacks from the side and rear lot lines. Note: Terraces (open) and porches (non-enclosed) are not to exceed four feet (4’)
into any required front or side yard and not to exceed ten feet (10’) into any required rear yard. If not attached, please show a minimum ten-foot (10’) separation from the house. Upon permit issuance, an approved copy will be stamped and returned with the permit. This must be present for inspections.

4) Plans of the Deck: Provide two copies of the construction information (per the list included in Deck - Patio Requirements (PDF, 7 pages) footing placement, how you are attaching the deck to the house, exact square footage, materials to be used, etc.

5) Location of Patio: All organic materials must be removed from area (i.e. roots, black dirt, grass, etc.). Compactable type fill must be used to bring preparation up to slab. Expansion is required between the house and slab – a four-inch (4”) minimum slab.

6) Receive Homeowner's Association/Architectural Review Approval, if required.

  • Once the post holes are dug.
  • Framing – (before decking has been installed)
  • When the deck is completed (including railing, steps, etc.)

          Patios

  • Once the organic material is removed and the base is installed (before the concrete or pavers are installed).
  • When the patio is completed.
