Zoning Board of Appeals - About

The seven member Zoning Board of Appeals, appointed by the Village Board, make recommendations related to the application and enforcement of the Zoning Ordinance, as well as variation requests.

The Zoning Board of Appeals works with the Plan Commission to recommend updates to the text of the Village's Zoning Ordinance.

What is my property zoned?

To find the zoning of your property, please use the Property Information Search. Or contact the Planning & Zoning Division staff at (847) 599 – 7550 and provide staff with either an address or a property identification number (PIN). Additionally, the Zoning Map is available online or for purchase through the Community Development Department.

What is a Variance?

Prior to submitting an application for a Variance, please schedule a meeting with Planning & Zoning staff to ensure you are applying for the correct application and to discuss any issues that could arise. It is the intent of the Zoning Ordinance to use variations only to modify the application of the Zoning Ordinance to achieve parity among properties similarly located and classified. Specifically, it is to be used to overcome some exceptional physical condition which poses practical difficulty or particular hardship in such a way as to prevent an owner from reasonable use of their property as intended by the Zoning Ordinance. Such practical difficulty or hardship must be clearly exhibited and must be as a result of an external influence; it may not be self-imposed. What is a Planned Unit Development (PUD)?

The purpose of Planned Unit Development regulations is to encourage and allow more creative and imaginative design of land developments than is possible under district zoning regulations. Planned Unit Developments are intended to allow substantial flexibility in planning and designing a proposal. This flexibility often accrues in the form of relief from compliance with conventional zoning ordinance site and design requirements. Ideally, this flexibility results in a development that is better planned, contains more amenities, and is ultimately more desirable to live in than one produced in accordance with typical zoning ordinance and subdivision controls. What is a Special Use?

An application for a Special Use or expansion of a Special Use shall be filed with the Community Development Department, after a meeting with staff to discuss the application and approval process. The application shall be accompanied by such plans and/or data prescribed by the department. Typically, these plans include but are not limited to a site plan, landscape plan, signage plan, lighting plan, building elevations, and/or preliminary engineering plans. Additionally, the application shall include a statement in writing by the applicant (letter of intent) and adequate evidence showing that the proposed Special Use will conform to the standards set forth in Article 13, Section 13.11.6.
